Not in the map's top three in any of 4 towns.
19 things worth a conversation.

Across seven areas we found 19 things worth discussing. The priced ones add up to $36,400 to $138,900 a year (2 lines priced, 2 waiting on your numbers). The unpriced ones may matter more. For scale, from your own numbers: one more deal a month is worth $42,000 a year (today about 6 a month). Some of the biggest levers, such as referred buyers who look you up and your past clients, cannot be priced from outside and are covered on the call. 5 of the seven areas cannot be graded from outside; they are marked provisional until you answer their questions.

In plain wordsThe short version

You have strong backing from tur adipiscing el and no complaints were found against your local competitors, so the opening is there for you to win business on trust and reviews. The problem is visibility: Google Maps does not show you in the top three in any of your four towns, AI assistants never name you when people ask who to use, and you have no reviews, social profile, or website of your own yet. These gaps connect: buyers now check Maps, AI answers, and directories like Zillow before they call, and right now you are absent from most of them. The fastest fix is also the cheapest: ask piscing elit sed for sign-off to run your own Google profile and website, then start collecting reviews from past clients. From there, building out your own site and staying in touch with your roughly 300 past clients is what turns today's invisible pipeline into repeat and referral business you can see and grow.

How to read this report

Not counted yetMore money we could not count from outside, and how your answers unlock it

Not in the forecast yet

Answer these and we can size the rest

  1. How do you stay in touch with your past clients today (email, calls, a CRM, nothing regular), and how often? Unlocks: Your past clients: repeat and referral business worth sizing ($10,500 to $21,000 a year)
  2. How many referral partners sent you at least one client in the last 12 months, and about how many clients came that way? Unlocks: Referral partners: the real estate agents who send you business
  3. How do you track each loan from first contact to closing (a CRM, a spreadsheet, ipsum dolor sit a's system), and can you see which calls and referrals became closed loans? Unlocks: Where your pipeline and client status live
  4. Does olor sit amet con let you run your own Google profile, website or ads, and who approves them? Unlocks: What needs t amet consectetu's OK before you do it
  5. How many inquiries come through the website in a month? Unlocks: Website inquiries: a 3-field form, then a wait

Answer them here; the report is recalculated with your numbers.

01 · Executive summaryThis audit is about you as a loan officer in your towns, and about consectetur adipi only where it changes whether people find you.

This page is written for the call. Each item below is one conversation: the size of it, what it rests on, and the question that decides what to do first. Nothing here is a quote; the numbers are yours to correct on the confirmation page, and the report is redone when you do.

Priced findings, revenue per year
$36,400to$138,9002 lines, conservative to likely; 2 more waiting on your numbers

The lines overlap (a visibility win creates calls that the call line also counts) and they are revenue, not profit. Treat the total as the ceiling of what these 2 lines describe, not as money in the bank.

Graded from outside
2 of 7 areas; 5 wait on your answers. Grades are per area in section 02; there is no single whole-business grade until all seven have your inputs.

Scores come from what we could observe and from your answers. An area marked provisional is graded on outside evidence only and moves as soon as you answer its questions on the confirmation page.

Google's map does not show you in the top three in any of the 4 towns we checked

What this rests on. With the fixes working (map position 1 or 2 for every buyer term we measured, in every town you serve). Even the minimum case, reaching position 3 for the main term only, is $1,085 to $2,170 a year. Searches and map positions are measured; click and inquiry rates are published benchmarks; close tetu and deal value are yours.
Math: 270 searches a month for 7 buyer terms across 4 towns; reaching position 1 or 2 adds 32 to 47 clicks a month x 3.3% to 6.6% inquiries x 30% close x $3,500 x 12

CaseExtra clicks a monthExtra deals a yearWorth a year
Minimum: map position 3 for your main search, in the towns you listed2.60.3 to 0.6$1,085 to $2,170
Google map position 1 or 2 for every buyer search, in the towns you listed32.4 to 46.73.8 to 11.1$13,472 to $38,844
Ceiling: your own Google profile at map position 1 or 2 across the counties of your listed towns (map rankings fade with distance, so this is the most it could be, not the forecast)244.8 to 352.929.1 to 83.9$101,788 to $293,488
Your own website in the regular results, positions 5 to 3, in the counties of your listed towns55.1 to 120.46.5 to 28.6$22,902 to $100,091
The forecast: the map row for your towns plus your own website across your market, together $36,400 to $138,900 a year. The minimum row is the floor and the ceiling row is the most it could be; neither is added to the forecast.

Why the last row is so much larger: the first two rows count only the towns you listed, near your office; the last counts your whole market (every county you serve). Map rankings fade with distance, so treat it as the ceiling, not the forecast.

Searches a month measured: 270 across your towns. Assumptions: map position 1 17.3%, 2 12.0%, 3 2.9% of searches (BrightLocal, Local Services Ads Click Study); 3.3% to 6.6% (Unbounce Conversion Benchmark Report, half to full).

Not priced here, and often bigger:
  • Buyers who ask an AI assistant for a recommendation: not priced, because AI usage has no public local volume.
  • Repeat and referral business from your past clients: shown on its own line as what it could be worth, and not added to the total until you tell us how you stay in touch with them today.

In plain words: Because the website belongs to cing elit sed do , your real leverage is your own name, your reviews, and your referral relationships.

Details and evidence
You are a loan officer at rem ipsum dolor s, and the website you gave us (um dolor sit amet consectetur adipiscing elit sed do eiusmod tempor incididunt ut) is your page on the company's site. r sit amet consec owns that site and the brand, so website fixes in this report are marked for met consectetur a's marketing team. What you control is your own reach: whether people searching for a loan officer in your towns find you by name, your reviews, your Google profile, your past clients and the people who refer business to you. That is where this report spends its time. Mortgage advertising is regulated, so most lenders require marketing or compliance approval for a personal website, ads and some social posts, and anything public must show your NMLS ID and the company's. Google sometimes suspends a personal profile for someone who works out of a company office, so it must follow Google's rules for individual practitioners. Work with referral partners stays inside RESPA Section 8: nothing of value is given or shared in exchange for referrals, and any co-marketing splits costs at fair value with your company's approval.
Evidence: intake form (your role and website); the person's own name is in the website address; applicant role is 'employee', not an owner or partner

Referral partners: the real estate agents who send you business

In plain words: Tracking which agents sent you clients this year would show you exactly where to invest relationship time.

Sharpen this:How many referral partners sent you at least one client in the last 12 months, and about how many clients came that way?
Details and evidence
For a loan officer, a large share of new business usually comes from people who are already in front of the customer first: real estate agents, builders and financial planners. That pipeline is invisible from outside, so we cannot size it. Two numbers would: how many partners sent you at least one client in the last 12 months, and how many clients came that way.
What would change it
A partner list with the last time you spoke to each one, a monthly update that goes out on its own (market notes, your recent wins), and a heads-up to the partner when their client reaches each step with you.

A website of your own, with your reviews on it

In plain words: A website in your own name could capture buyers researching months before they choose a lender, worth real yearly revenue.

Conservative
$22,900a year
Likely
$100,100a year
What this rests on. Your own site in the regular Google results (positions 5 to 3, never assumed to be 1) for the buyer searches across your market: 2,040 a month in sectetur adipiscing elit sed do. That count is exact phrases only, so it is a floor. Close r ad and deal value are yours.
Details and evidence
Today the only page about you is your profile on scing elit sed do's site, which you do not control and which cannot answer buyers' questions in your voice. A site of your own earns business in three ways the map number above does not count: referred buyers who look you up land on your reviews instead of a generic company page; people still researching find you months before they pick a loan officer (for example "how much house can i afford" (2,400 a month in MA), "current mortgage rates today" (50 a month in MA), "how does refinancing work" (40 a month in MA)); and AI assistants have a page of yours to read and recommend. It also stays yours if you ever change companies. It needs orem ipsum dolor 's approval and must carry your NMLS number and theirs.
Not priced here, and often bigger:
  • Referred buyers who look you up: the biggest effect, not measurable from outside.
  • Research searches: measured statewide only; how much of it a new site wins depends on content and time, so it is not priced.
What would change it
A small site in your name that shows your reviews, answers the questions your buyers search for, and sends every inquiry straight to you.
Evidence: discovery.json (research terms with statewide Google volume; your current profile page)

What customers complain about at the competitors on your map

In plain words: No complaints turned up against your competitors, so standing out has to come from your own visible reviews and reputation.

Where your pipeline and client status live

In plain words: Knowing which calls and referrals became closed loans would let every estimate in this report use your real numbers.

Sharpen this:How do you track each loan from first contact to closing (a CRM, a spreadsheet, sum dolor sit ame's system), and can you see which calls and referrals became closed loans?
Details and evidence
This usually lives inside or sit amet conse's own systems or your CRM, which no outside check can see, so we ask instead of guessing. If you can tell which calls, referrals and web inquiries became closed loans, the rest of this report can be priced with your real numbers.

What this rests on. Rests on past clients you have contact details for (your figure: 300); average job value (low to high) (your figure: $3,500 to $3,500). Sharpen this:How do you stay in touch with your past clients today (email, calls, a CRM, nothing regular), and how often?
Details and evidence
These are your clients, whichever company you work for. How you stay in touch with them is not visible from outside (it usually lives in a CRM or your own email), so we do not assume it is missing. If they are not hearing from you a few times a year, the figure below is what that is typically worth. Every past customer is a candidate for repeat work or a referral. Set up and filled in for you, with your existing reviews shown where buyers compare, and your Zillow and Experience.com profiles claimed and kept current. 1Town pages for t consecte, ctetur, adipiscing , ing eli · Visibility

Google's map does not show you in the top three for your main service in 4 of the towns measured. A page per town, with real work from that town, is the usual first step. (Evidence: local-demand.json.)

Who: Web person plus the owner (for photos and a local line per town) · Time: 1 to 3 days

  1. List the towns you really serve, starting with the ones closest to your base.
  2. Change the home page title and main headline to name your home town and service (for example '<Your Service> in <Home Town>, <State>').
  3. Add a 'Towns we serve' block to the site footer listing every town, each linking to its page.
  4. Create one page per town at /<service>/<town>-<state>/ with a unique title, a paragraph about clients served there, real photos tied to that town, and your phone number as a tap-to-call link.
  5. Link each town page from the home page and from each service page.

Confirm it worked: Search Google for site:<yourdomain> <town> and see the new page listed within 2 to 4 weeks. Open each town page on a phone and check the phone number is tappable.

2Put the reviews on the site and ask every finished job for one · Reputation

New reviews in the last 90 days: 0 against a best of 5. Google photos: 1 against a best of 18. (Evidence: benchmark.json.)

Who: Web person · Time: 2 to 3 hours

  1. Add a reviews section high on the home page with 3 to 6 real Google reviews (name initial, date, text) and your star rating and review count.
  2. Link the section to your Google profile so visitors can see all of them.
  3. Add a photo of the owner or team next to the reviews that mention them by name.
  4. Link every review profile (Google, Yelp, BBB, Houzz, Facebook) in the footer.

Confirm it worked: The rating and count on the site match your Google profile today. Every review link opens the right profile.

3Add LocalBusiness structured data (schema) to the home page · AI and search

The home page carries these schema types: BreadcrumbList, ListItem; none of them tells Google and the assistants the business name, address, phone, hours and service area in one block. (Evidence: inventory.json.)

Who: Web person · Time: 2 to 4 hours

  1. Install a schema plugin or add a JSON-LD block to the site header (on WordPress, a plugin such as Rank Math or Yoast; on other platforms, a code block in the page header).
  2. Add a LocalBusiness block (use the most specific type, for example HomeAndConstructionBusiness) with name, phone, URL, areaServed (list the towns), openingHours and sameAs links to Google, Yelp, BBB, Houzz and Facebook.
  3. Add a Service block on each service page and FAQPage on pages that have questions and answers.
  4. Do not mark up reviews you do not show on the page.

Confirm it worked: Paste a page URL into Google's Rich Results Test (search.google.com/test/rich-results) and check LocalBusiness is detected with no errors. Validate with validator.schema.org.

4Install call and form tracking · Measurement

No call-tracking or form-tracking tool appears in the home page source, so nobody can say which calls and forms came from which source. (Evidence: technical/homepage_raw.html.)

Who: Web person plus a call-tracking account · Time: Half a day

  1. Get a local call-tracking number that forwards to your main phone and records the source.
  2. Use it on the website only; keep your main number on listings so your name, address and phone stay consistent.
  3. Send every website form to one inbox and one customer list (a CRM or a spreadsheet), with a copy to the owner's phone.
  4. Set up a goal in your analytics for form submissions and phone-link taps.

Confirm it worked: Call the tracking number from a mobile and check it rings and is logged. Submit the form yourself once and check it arrives in both places.

5Set up SPF and DMARC email authentication · Trust

The domain's DNS shows no DMARC record. Without them, mail from your domain is easier to fake and more likely to land in spam. (Evidence: technical/dns_raw.txt.)

Who: Whoever manages the domain's DNS and email · Time: 30 to 60 minutes

  1. In your email provider's admin (Google Workspace or Microsoft 365), generate a DKIM key and publish the TXT record it gives you at your DNS host, then turn DKIM on.
  2. Check there is exactly one SPF record that includes your email provider.
  3. Add a DMARC TXT record at _dmarc.yourdomain with 'v=DMARC1; p=none; rua=mailto:<your address>'.
  4. After two to four weeks of clean reports, change p=none to p=quarantine.

Confirm it worked: Send an email to a Gmail address, open it, choose 'Show original', and check SPF, DKIM and DMARC all say PASS.

6Add FAQ blocks and an llms.txt file · AI and search

There is no /llms.txt and the assistants have no plain question-and-answer page to quote about your services, towns and prices. (Evidence: technical/technical.json.)

Who: Web person · Time: Half a day

  1. Add 4 to 6 real customer questions with short direct answers to each service page.
  2. Mark them up as FAQPage (see the schema fix).
  3. Add an /llms.txt file listing your main pages with one line each on what they cover.
  4. Make sure each page uses main, header, footer and article elements.

Confirm it worked: yourdomain/llms.txt loads in a browser. Rich Results Test detects the FAQ on a service page.

7Shorten 8 page titles to under 60 characters · Search

8 of the 25 page titles crawled run past 60 characters and get cut off in results. (Evidence: inventory.json.)

Who: Web person · Time: 1 day for about 100 pages

  1. Export every page's title and description (an SEO plugin or a crawler such as Screaming Frog, free up to 500 URLs).
  2. Write a title under 60 characters: main keyword first, town where relevant, brand last.
  3. Write a description of 140 to 160 characters that says what the page offers and ends with a reason to call.
  4. Paste them into the SEO plugin fields page by page.

Confirm it worked: Re-crawl: zero pages without a description, zero titles over 60 characters. Search site:yourdomain in Google after two weeks and read your results.

8Add the 6 missing security headers · Trust

The home page response lacks: strict-transport-security, content-security-policy, x-frame-options, x-content-type-options, referrer-policy, permissions-policy. (Evidence: technical/technical.json.)

Who: Web person or host · Time: 1 to 2 hours

  1. Add these response headers at the host or with a security plugin: Strict-Transport-Security, X-Content-Type-Options: nosniff, X-Frame-Options: SAMEORIGIN, Referrer-Policy: strict-origin-when-cross-origin, Permissions-Policy.
  2. Hide the software version (remove the generator tag).
  3. Limit login attempts and turn on two-factor login for every admin.

Confirm it worked: Check the site at securityheaders.com; aim for an A. Try five wrong passwords on a test account and check you are locked out.
