lorem ipsum do, real estate agent at psum dolor sit amet co.
Not in the map's top three in any of 4 towns.
19 things worth a conversation.

Across seven areas we found 19 things worth discussing. The priced ones add up to $274,200 to $996,000 a year (2 lines priced, 2 waiting on your numbers). The unpriced ones may matter more. For scale, from your own numbers: one more deal a month is worth $108,000 a year (today about 3 a month). Some of the biggest levers, such as referred buyers who look you up and your past clients, cannot be priced from outside and are covered on the call. 6 of the seven areas cannot be graded from outside; they are marked provisional until you answer their questions.

In plain wordsThe short version

You have real strengths: 19 years of full-time production, condo-development leadership, civic ties in tur ad, and piscing elit se's own production awards. But none of that shows up where buyers actually look: you are not in Google's map top three in any of 4 towns, no AI assistant named you in 24 buyer questions, and you have no Google Business Profile or Zillow/Realtor.com listing in your own name. These gaps connect: without your own profile and reviews online, referrals and searches drift to agents like elit sed or ipsum dolo who do have them. The website you have today belongs to olor sit amet consecte, not you, so it cannot build your personal reputation. The first step is simple: get t amet consectetur adi's sign-off to set up your own Google profile and website, because everything else in this report depends on that permission.

How to read this report

Not counted yetMore money we could not count from outside, and how your answers unlock it

Not in the forecast yet

Answer these and we can size the rest

  1. How do you stay in touch with your past clients today (email, calls, a CRM, nothing regular), and how often? Unlocks: Your past clients: repeat and referral business worth sizing ($18,000 to $36,000 a year)
  2. How many referral partners sent you at least one client in the last 12 months, and about how many clients came that way? Unlocks: Referral partners: the lenders who send you business
  3. How do you track each loan from first contact to closing (a CRM, a spreadsheet, consectetur adipiscing's system), and can you see which calls and referrals became closed loans? Unlocks: Where your pipeline and client status live
  4. Does etur adipiscing elit s let you run your own Google profile, website or ads, and who approves them? Unlocks: What needs ipiscing elit sed do e's OK before you do it
  5. How many inquiries come through the website in a month? Unlocks: Website inquiries: a 14-field form, then a wait

Answer them here; the report is recalculated with your numbers.

01 · Executive summaryThis audit is about you as a real estate agent in your towns, and about g elit sed do eiusmod only where it changes whether people find you.

This page is written for the call. Each item below is one conversation: the size of it, what it rests on, and the question that decides what to do first. Nothing here is a quote; the numbers are yours to correct on the confirmation page, and the report is redone when you do.

Priced findings, revenue per year
$274,200to$996,0002 lines, conservative to likely; 2 more waiting on your numbers

The lines overlap (a visibility win creates calls that the call line also counts) and they are revenue, not profit. Treat the total as the ceiling of what these 2 lines describe, not as money in the bank.

Graded from outside

Scores come from what we could observe and from your answers. An area marked provisional is graded on outside evidence only and moves as soon as you answer its questions on the confirmation page.

Google's map does not show you in the top three in any of the 4 towns we checked

What this rests on. With the fixes working (map position 1 or 2 for every buyer term we measured, in every town you serve). Even the minimum case, reaching position 3 for the main term only, is $26,459 to $52,918 a year. Searches and map positions are measured; click and inquiry rates are published benchmarks; close rate and deal value are yours.
Math: 1590 searches a month for 9 buyer terms across 4 towns; reaching position 1 or 2 adds 191 to 275 clicks a month x 3.3% to 6.6% inquiries x 20% close x $9,000 x 12

CaseExtra clicks a monthExtra deals a yearWorth a year
Minimum: map position 3 for your main search, in the towns you listed37.12.9 to 5.9$26,459 to $52,918
Google map position 1 or 2 for every buyer search, in the towns you listed190.8 to 275.115.1 to 43.6$136,002 to $392,140
Ceiling: your own Google profile at map position 1 or 2 across the counties of your listed towns (map rankings fade with distance, so this is the most it could be, not the forecast)861.6 to 1242.168.2 to 196.8$614,148 to $1,770,795
Your own website in the regular results, positions 5 to 3, in the counties of your listed towns193.9 to 423.615.4 to 67.1$138,183 to $603,913
The forecast: the map row for your towns plus your own website across your market, together $274,200 to $996,000 a year. The minimum row is the floor and the ceiling row is the most it could be; neither is added to the forecast.

Why the last row is so much larger: the first two rows count only the towns you listed, near your office; the last counts your whole market (every county you serve). Map rankings fade with distance, so treat it as the ceiling, not the forecast.

Searches a month measured: 1590 across your towns. Assumptions: map position 1 17.3%, 2 12.0%, 3 2.9% of searches (BrightLocal, Local Services Ads Click Study); 3.3% to 6.6% (Unbounce Conversion Benchmark Report, half to full).

Not priced here, and often bigger:
  • Buyers who ask an AI assistant for a recommendation: not priced, because AI usage has no public local volume.
  • Repeat and referral business from your past clients: shown on its own line as what it could be worth, and not added to the total until you tell us how you stay in touch with them today.

Calls when nobody can pick up: what happens to them

In plain words: Even a few missed calls a month can mean lost listings, since you don't yet track how many go unanswered.

Not priced yet. Rests on inbound calls a month (your figure: 15); share of calls that are new-job inquiries (not yet answered); close rate on new inquiries (your figure: 20%); average job value (low to high) (your figure: $9,000 to $9,000). Correct any of these on the confirmation page and this line is recalculated.
Sharpen this:About how many calls come in a month? (answered)
Details and evidence
Published call benchmarks (measured on home-services businesses, the closest published data) put missed calls at 14% to 27%; fewer than 3% of missed callers leave a voicemail. We did not call you, so your own answer rate is not measured. You told us about 15 calls come in a month.

You sell under ng elit sed do eiusmod's name, so this audit separates what is yours from what is theirs

In plain words: Knowing what's yours versus the company's lets you focus your effort on the parts you can actually improve.

Details and evidence
You are a real estate agent at m ipsum dolor sit amet, and the website you gave us ( dolor sit amet consectetur adipiscing elit sed do eiusmod tempor incididunt ut labore et dolore magna aliq) is your page on the company's site. sit amet consectetur a owns that site and the brand, so website fixes in this report are marked for t consectetur adipisci's marketing team. What you control is your own reach: whether people searching for a real estate agent in your towns find you by name, your reviews, your Google profile, your past clients and the people who refer business to you. That is where this report spends its time. Advertising rules require your brokerage's name on anything you publish, and most brokerages have their own website rules.

Referral partners: the lenders who send you business

In plain words: Tracking which lenders send you clients would reveal a likely steady source of business you can grow deliberately.

Sharpen this:How many referral partners sent you at least one client in the last 12 months, and about how many clients came that way?
Details and evidence
For a real estate agent, a large share of new business usually comes from people who are already in front of the customer first: lenders, past clients and other agents outside your area. That pipeline is invisible from outside, so we cannot size it. Two numbers would: how many partners sent you at least one client in the last 12 months, and how many clients came that way.
What would change it
A partner list with the last time you spoke to each one, a monthly update that goes out on its own (market notes, your recent wins), and a heads-up to the partner when their client reaches each step with you.

A website of your own, with your reviews on it

In plain words: A site of your own would capture searches and AI recommendations that your company page currently cannot.

Conservative
$138,200a year
Likely
$603,900a year
What this rests on. Your own site in the regular Google results (positions 5 to 3, never assumed to be 1) for the buyer searches across your market: 16,080 a month in ctetur adipiscing elit sed do, adipiscing elit sed do eiusmo. That count is exact phrases only, so it is a floor. Close rate and deal value are yours.
Sharpen this:Do you have this today: Personal website or landing page separate from brokerage directory?
Details and evidence
Today the only page about you is your profile on ing elit sed do eiusmo's site, which you do not control and which cannot answer buyers' questions in your voice. A site of your own earns business in three ways the map number above does not count: referred buyers who look you up land on your reviews instead of a generic company page; people still researching find you months before they pick a real estate agent (for example "how much is my house worth" (390 a month in MA)); and AI assistants have a page of yours to read and recommend. It also stays yours if you ever change companies. It needs em ipsum dolor sit ame's approval and must follow their rules.
Not priced here, and often bigger:
  • Referred buyers who look you up: the biggest effect, not measurable from outside.
  • Research searches: measured statewide only; how much of it a new site wins depends on content and time, so it is not priced.
What would change it

Sharpen this:How do you stay in touch with your past clients today (email, calls, a CRM, nothing regular), and how often?
Details and evidence
These are your clients, whichever company you work for. How you stay in touch with them is not visible from outside (it usually lives in a CRM or your own email), so we do not assume it is missing. If they are not hearing from you a few times a year, the figure below is what that is typically worth. Every past customer is a candidate for repeat work or a referral. 1Claim and complete your Google business profile · Visibility

We could not find a Google Business Profile that matches your name or website. Without one you cannot appear on the Google map for any town. (Evidence: presence/gbp.json.)

Who: Owner or office manager · Time: 2 hours, then 15 minutes a week

  1. Log in at business.google.com.
  2. Add every service with a one-line description; add your main products or packages with a photo each.
  3. Upload 10 or more real photos now, then one a week.
  4. Post an update every week (a finished job, with the town named).
  5. Add the questions customers ask most, and answer them yourself.
  6. Reply to every review within a few days.

Confirm it worked: Search your business name on Google on a phone and check the services, photos and latest post show.

2Town pages for lor si, amet , onsect, tur ad · Visibility

Google's map does not show you in the top three for your main service in 4 of the towns measured. A page per town, with real work from that town, is the usual first step. (Evidence: local-demand.json.)

Who: Web person plus the owner (for photos and a local line per town) · Time: 1 to 3 days

  1. List the towns you really serve, starting with the ones closest to your base.
  2. Change the home page title and main headline to name your home town and service (for example '<Your Service> in <Home Town>, <State>').
  3. Add a 'Towns we serve' block to the site footer listing every town, each linking to its page.
  4. Create one page per town at /<service>/<town>-<state>/ with a unique title, a paragraph about clients served there, real photos tied to that town, and your phone number as a tap-to-call link.
  5. Link each town page from the home page and from each service page.

Confirm it worked: Search Google for site:<yourdomain> <town> and see the new page listed within 2 to 4 weeks. Open each town page on a phone and check the phone number is tappable.

3Add LocalBusiness structured data (schema) to the home page · AI and search

The home page carries these schema types: BreadcrumbList, ListItem, PostalAddress, RealEstateAgent; none of them tells Google and the assistants the business name, address, phone, hours and service area in one block. (Evidence: inventory.json.)

Who: Web person · Time: 2 to 4 hours

  1. Install a schema plugin or add a JSON-LD block to the site header (on WordPress, a plugin such as Rank Math or Yoast; on other platforms, a code block in the page header).
  2. Add a LocalBusiness block (use the most specific type, for example HomeAndConstructionBusiness) with name, phone, URL, areaServed (list the towns), openingHours and sameAs links to Google, Yelp, BBB, Houzz and Facebook.
  3. Add a Service block on each service page and FAQPage on pages that have questions and answers.
  4. Do not mark up reviews you do not show on the page.

Confirm it worked: Paste a page URL into Google's Rich Results Test (search.google.com/test/rich-results) and check LocalBusiness is detected with no errors. Validate with validator.schema.org.

4Cut mobile load time (main image at 14.0 s) · Speed

Lighthouse mobile scored the home page 42 of 100 and the main image appeared at 14.0 s; Google's bar is 2.5 s. (Evidence: technical/lh_home_mobile.json.)

Who: Web person · Time: 1 to 2 days

  1. Run PageSpeed Insights (pagespeed.web.dev) on the home page, mobile tab, and note the Largest Contentful Paint.
  2. Convert photos to WebP or AVIF and resize each to the largest size it is shown at (an image optimisation plugin does this in bulk).
  3. Lazy-load images below the first screen; keep the first large image eager and give it width and height.
  4. Remove plugins and page-builder add-ons that are not used; turn on caching and a CDN.
  5. If the host's servers are far from your customers, move to a host with US servers.

Confirm it worked: Re-run PageSpeed Insights on mobile: Largest Contentful Paint under 2.5 s is Google's 'good' mark. Open the site on your own phone on mobile data and time it.

5Cut the inquiry form to five fields (it asks 14) · Conversion

Every extra required field costs inquiries on a phone. (Evidence: inventory.json.)

Who: Web person · Time: 1 to 2 hours

  1. Cut the inquiry form to five fields on phones: name, phone, town, what they need or project, message.
  2. Make the phone field use the number keypad (type=tel).
  3. Send a copy of every submission to two inboxes.
  4. Show a clear thank-you message with what happens next.

Confirm it worked: Fill in and send the form yourself from a phone; time how long until it arrives in both inboxes.

6Write a meta description for the 6 pages missing one · Search

6 of the 23 pages crawled have no meta description, so Google writes its own snippet for them. (Evidence: inventory.json.)

Who: Web person · Time: 1 day for about 100 pages

  1. Export every page's title and description (an SEO plugin or a crawler such as Screaming Frog, free up to 500 URLs).
  2. Write a title under 60 characters: main keyword first, town where relevant, brand last.
  3. Write a description of 140 to 160 characters that says what the page offers and ends with a reason to call.
  4. Paste them into the SEO plugin fields page by page.

Confirm it worked: Re-crawl: zero pages without a description, zero titles over 60 characters. Search site:yourdomain in Google after two weeks and read your results.

7Install call and form tracking · Measurement

No call-tracking or form-tracking tool appears in the home page source, so nobody can say which calls and forms came from which source. (Evidence: technical/homepage_raw.html.)

Who: Web person plus a call-tracking account · Time: Half a day

  1. Get a local call-tracking number that forwards to your main phone and records the source.
  2. Use it on the website only; keep your main number on listings so your name, address and phone stay consistent.
  3. Send every website form to one inbox and one customer list (a CRM or a spreadsheet), with a copy to the owner's phone.
  4. Set up a goal in your analytics for form submissions and phone-link taps.

Confirm it worked: Call the tracking number from a mobile and check it rings and is logged. Submit the form yourself once and check it arrives in both places.

8Add FAQ blocks and an llms.txt file · AI and search

There is no /llms.txt and the assistants have no plain question-and-answer page to quote about your services, towns and prices. (Evidence: technical/technical.json.)

Who: Web person · Time: Half a day

  1. Add 4 to 6 real customer questions with short direct answers to each service page.
  2. Mark them up as FAQPage (see the schema fix).
  3. Add an /llms.txt file listing your main pages with one line each on what they cover.
  4. Make sure each page uses main, header, footer and article elements.

Confirm it worked: yourdomain/llms.txt loads in a browser. Rich Results Test detects the FAQ on a service page.

9Shrink the cookie banner (it covers 27% of the first screen) · Conversion

On a phone the banner hides most of the first screen before a visitor sees what you do. (Evidence: journey/journey.json.)

Who: Web person · Time: 1 hour

  1. Replace the full-screen cookie notice with a compact bar at the bottom of the screen.
  2. Load analytics and tag scripts only after consent where the law requires it.

Confirm it worked: Open the home page on a phone in a private window: the first screen shows your headline and phone, not the banner.

10Shorten 6 page titles to under 60 characters · Search

6 of the 23 page titles crawled run past 60 characters and get cut off in results.

11Add alt text to 299 images · Search

299 images across the 23 pages crawled have no alt text, which screen readers and image search rely on. (Evidence: inventory.json.)

Who: Web person or office staff · Time: Half a day to a day

  1. Open the media library and filter for images with no alt text.
  2. For each photo write what it shows: the work, the place and the town (for example '<What the photo shows> in <Town>, <State>').
  3. Leave alt empty only for purely decorative images.

Confirm it worked: Re-crawl: no content images with empty alt text.
